Investment Rationale

In 2005 we saw a gap in the market for serviced apartments targeted at young executives between the ages of 23-40 years old. In order to roll out this strategy we, with our investment partners, purchased twenty one strata titled units from Central to Kennedy Town and three en-blocs in Sheung Wan and Sai Ying Pun. One of those buildings, at the end of Hollywood Road, was a collective purchase over a one year period and this 48 unit development with multiple retail on the ground floor, formed the flagship property for Kush Serviced Apartments. We operated this portfolio under the brand Kush which we created and exited the whole portfolio in June 2010.

All three buildings were purchased in areas which, at the time, were unproven serviced apartment locations. To attract tenants to these locations we focused on the design, branding and ground floor tenant mix of these assets, putting art galleries and convenience stores on the ground floor of two of these buildings to try and create a community in these locations.
